This policy explains:
- What you’re responsible for as a tenant
- What Redstone Detroit handles
- Resources we offer to help you maintain your yard
How to avoid city fines and additional charges
Your Yard—Your Responsibility
If you live in a single-family home, you are responsible for maintaining both your front and back yard unless your lease specifically says otherwise.
Here’s what that means for you:
✅ Mow the grass in your front and back yard regularly so it stays under 8 inches tall (Detroit city ordinance)
✅ Trim bushes and shrubs so they look neat and don’t grow over sidewalks or fences
✅ Keep your yard free of trash, debris, and clutter
✅ Water grass, flowers, and plants during hot or dry weather
✅ Do not store items like furniture, tires, tools, or vehicles on lawns or landscaped areas
✅ Tell us right away if you notice:
- Dead or leaning trees
- Large broken branches hanging down
- Pests damaging trees or bushes
- Broken sprinklers or outdoor water lines (if your home has them)
Important: Some tenants mistakenly mow only the front yard. Both the front and back yards must be kept neat and maintained.
Gardens Are Encouraged!
At Redstone Detroit, we believe your yard should feel like your home. That’s why we welcome tenants to create gardens and design landscaping that fits your style.
- You’re free to plant flowers, vegetables, or decorative gardens without needing special permission.
- Redstone Detroit even offers a Garden Subsidy Program to help with the cost of seeds, plants, or landscaping materials.

The only exception: Please avoid planting large trees or installing permanent structures without written permission.
Detroit City Requirements
The City of Detroit requires grass and weeds to stay under 8 inches tall. If your grass grows too long:
- The city may issue you a ticket or fine
- The city might cut the grass and bill Redstone Detroit
- If yard care is your responsibility under your lease, those costs will be charged to you
Need Help with Lawn Care?
We understand not everyone has the tools, time, or ability to keep up with yard work. To help:
- Redstone Detroit partners with trusted local vendors who offer discounted rates for lawn care services.
- Contact us for a list of recommended vendors you can hire directly.
- You are free to choose your own lawn care provider if you prefer.
- Tenants pay the vendor directly for any services arranged.
We’re happy to help connect you to affordable, reliable services that keep your yard looking great!
What Redstone Detroit Handles
Redstone Detroit will:
- Care for trees if they are dead, diseased, or dangerous
- Handle large landscaping improvements or changes
Maintain or repair sprinkler systems if installed at your property
If Yard Rules Aren’t Followed
If you don’t maintain your yard as required:
- Redstone Detroit will send you a notice to correct the issue
- If the problem isn’t fixed by the deadline:
- We will arrange for the work to be done
- The cost will be charged to you
- You may receive a lease violation notice
Damage caused by neglect (for example, dead grass from lack of watering) may also result in charges for repair or replacement.
Seasonal Yard Care Tips
🌿 Spring/Summer: Mow regularly and water as needed
🍂 Fall: Keep leaves raked and yard clear
❄️ Winter: Snow removal is covered under a separate policy

This policy is part of your lease agreement and applies to all tenants living in single-family homes managed by Redstone Detroit.
