These properties are often in extreme disrepair when we acquire them. We invest significant resources to fully gut and renovate each home, addressing everything from structural integrity and roofing to electrical systems, plumbing, heating, and insulation. Our renovations meet or exceed all municipal codes and are designed with longevity, comfort, and energy efficiency in mind.
In addition to refurbishing existing homes, we also build brand-new single-family and multi-family residences on vacant lots throughout the city. These ground-up construction projects are designed to blend into the architectural character of the surrounding neighborhoods while offering updated amenities and code-compliant finishes. By building new housing alongside restoring old homes, we help stabilize blocks, increase homeownership opportunities, and reduce blight.
Our homes are made available at truly affordable price points—often through partnerships with Section 8, MSHDA (Michigan State Housing Development Authority), and local housing assistance programs. We welcome tenants from a variety of income levels and ensure that rents remain within reach of working families, seniors, and individuals receiving housing support. Many of our tenants are single mothers, veterans, or seniors on fixed incomes who need a stable, long-term housing solution.
